Award-winning curved extension

Eleanor and Devendra Creedmiles-Naraine created a light-filled, modern kitchen and gained the extra space they craved with their ambitious project.

'Having lived in our house since 1999, and with growing children, it had become obvious to us that we needed more living space,’ says Eleanor, thinking back to when she and husband Devendra started planning their renovation project in late 2008. ‘Former owners had altered the side of the house extensively, with outbuildings and store rooms added and demolished when needed, but this had resulted in a slightly chaotic layout with lots of small rooms.

Extending to gain space

‘We have a busy home life, and the old kitchen, where we spent a lot of time as a family, was in the centre of the house and had no real relationship with the garden,’ she continues. ‘It didn’t even have proper windows! Though cosy and charming, it often felt cramped and noisy when we were all in the same space.’ After weighing up their options, Eleanor and Devendra realised moving house to gain space wasn’t feasible. ‘At the time, the gable end wall of the house was blowing out and crumbling, plus local property sales were at a standstill,’ explains Devendra. ‘We were going to lose out if we tried to sell the house in its condition.’
‘We also had to face up to the fact that we were outpriced for what we needed, let alone liked!’ Eleanor adds. The couple decided that the best solution was to improve their current home by extending at the rear to gain a larger living space, as well as increasing the size of the first floor. ‘Looking at the situation positively, we had a fantastic site, a style of building that rarely came on the market and a south-facing garden with great views to nearby Bredon Hill,’ says Eleanor.

A challenging design

Initially, the couple considered extending the original pitched roof, but soon chose to build a more radical design. ‘We started questioning why we were sticking to straight lines, and during a meeting with our chartered surveyor we came up with the idea to introduce curves,’ says Eleanor. ‘I’d briefly dashed to the bathroom, and by the time I’d returned, Devendra and the surveyor had designed the entire split-curved roof extending out from the back!’
‘With a project as personal as rebuilding our home, and with all our finances at stake, we couldn’t help but take an interest,’ says Devendra, who got involved with working out the challenging calculations for the curved roof. ‘It turned out that the heights of the flanking walls and curved roof, a key part of the project, weren’t quite right, so we faced serious delays and potentially huge extra costs.’
As Devendra had worked in art and design using CAD and 3D systems before training in osteopathy, he was able to take a second look at the calculations. ‘I’d built a detailed 3D model of the building to see how the internal spaces related to each other, so I had a clear idea of the project in my head,’ he says. ‘I did a site survey, a few drawing amendments, and obtained dimensions to send to the foundry for the curved roof steels.’

Creating a curved roof

The unexpected delays with the roof and flanking walls put the project two months behind schedule, but Devendra’s expertise meant his calculations were virtually spot on. ‘When the curved steels arrived, they bolted together with only a 10mm error over 10 metres; it was a real turning point,’ he says. ‘Suddenly, it was easy to imagine the finished building – it was a huge relief!’
The roof is mostly copper, so it was a costly part of the build. Devendra admits it was an extravagance, especially as there are cheaper alternatives, but says he had the long-term view in mind. ‘It’s a proven material that’s largely maintenance-free and could be formed over the changing curves of the roofs,’ he says. ‘The detailing and guttering could be completed with one contractor and installed by regulated fitters.’

Project problems

The couple realised that such an elaborate extension, which took 10 months to complete, would have its challenges – not least living in the house for the duration of the work, although thankfully the old kitchen was in use for most of the time. ‘Shortly after gaining planning permission, the planning consultant had to leave the project, but agreed to complete the signing off process,’ says Eleanor. ‘Also, while we were trying to solve the issue with the curved steel, the roof from the main part of the house and the flat roof were stripped ready for the extension. It rained heavily almost immediately and got into the property, so we had to have all the blown plaster repaired and the carpets replaced at the end of the project.’
Considering the problems that had to be overcome, it’s surprising Eleanor and Devendra didn’t overspend dramatically. ‘Our final budget was 10 per cent over our initial estimates,’ says Eleanor. ‘It’s crucial to keep track of the budget; adding extras is tempting, but something to avoid.’
‘I’d advise keeping an eye on what goes in the skip, too,’ adds Devendra. ‘We recycled a huge amount of timber and board, which we ended up using elsewhere in the build.’

Interior decoration

With the build complete, the couple focused on decorating their new extension and have deliberately kept the interior simple to contrast with its dramatic exterior. ‘The glossy kitchen units and bright worktops bounce colour around the room, so it always feels different in the changing sunlight,’ says Devendra. ‘There aren’t many additional furnishings; we’ve kept the design minimal so that it’s easy to clean. It is, however, perfect for plants, and we always have a variety on display.’
The couple’s hard work and creativity haven’t gone unnoticed. Displayed at the front of their house, a blue plaque signifies that the extension won an award for excellence from Wychavon District Council. ‘From the street, you can’t tell that anything has changed,’ says Eleanor. ‘Friends seeing the extension for the first time are amazed at what we’ve created, and so are we.’

Tips for maintaining and upgrading your roof

Your home is your most valuable investment, and yet you likely overlook your roof in your home improvement plans. “The old saying of ‘out of sight, out of mind’ relates because what we don’t see, we don’t know or think about,” says Ed Ramadan, owner of S&A Construction. “Your home’s roof requires the attention it deserves—after all, it protects us and our belongings from outside elements.”
To protect your home, be proactive about maintaining your roof. “Most owners are not aware that continual maintenance can actually extend the life of the roof and minimize the entire life-cycle cost,” Ramadan says. Continual maintenance consists of biannual inspections: in the spring to address any winter damage, and in the fall to prepare for winter snow and rain.

A to-do list for evaluating your roof’s condition
  • Check the flashing. Check around vents, exhaust pipes and chimneys to ensure the flashing is covering properly (it isn’t bent or punctured, and the sealant isn’t dried or loose).
  • Remove overhanging tree limbs. Trees that are growing too close to the house can be a hazard to your roof. There’s not only the risk of branches breaking and damaging the roof in their fall but also if the tree limbs hang over or rest on shingles, they can abrade the protective coating over time.
  • Inspect the attic. The underside of the roof is where you’re most likely to spot leaks before they become too serious. Look in unfinished areas of the attic for streaks or staining, and look around the chimney or vents to see if there are signs that water may have trickled in. Also, look for soft spots in the wood and indications of animals or insects.

Green walls: how to grow a garden vertically

The urban green revolution is all around us. From floriferous balconies to lush roof gardens, green walls and innovative urban food-growing schemes, the plant-love in our cities continues to grow.
And rightly so. Every tiny patch of planting brings a benefit to those who live and work there. A challenging world of flash floods and unforgiving, heat-baked concrete is transformed by foliage-dappled sunlight and fresh scents. Through a host of small utopias, cities can become an ever-changing palimpsest of greenery.
The evidence is overwhelming. Vegetation in cities helps regulate air temperature and combats air pollution by trapping particles on leaves. It also reduces local flooding by absorbing rainwater, both at root level and by holding it in the canopy of foliage, while planted areas are known to increase local biodiversity.

On a domestic level, few need convincing but, if the warm glow of environmental rectitude is not enough, there are also good business reasons to seek out an urban greening specialist. Foliage on or around a building acts as an insulating jacket which keeps the building warmer in winter and cooler in summer. This not only reduces carbon emissions but saves on heating and air-conditioning bills. There are also human benefits, such as improved mental health and reduced stress. “You will get things from a green building that you won’t get from a conventional green space,” says Gary Grant of the Green Roof Consultancy, who designed London’s largest green wall, at the Rubens Hotel in Victoria, London (below left). “It is better for the people using it and the building is more attractive so, for example, if it is next to a restaurant, then you get a busier restaurant.
“One of our clients discovered that it reduced staff turnover. Companies think about saving pennies by changing to low-energy light bulbs, but the money spent making their workers more comfortable or putting a spring in their step ends up having a major financial benefit in terms of reduced recruiting costs.”
Towering six storeys over the busy street below and covering an area of 350 square metres, the living wall at the Rubens contains more than 10,000 plants from 23 species, including evergreen ferns, ivy and flowering plants such as geraniums, crocuses, buttercups and strawberries. Installed and maintained by expert urban greening company Treebox, the wall is checked at least four times a year. In the meantime, a rainwater-collection system on the roof, text-alarmed in case of failure, stores up to 1,200 litres of water to irrigate the planting modules.
Designed to create drifts of colour throughout the year and provide forage for pollinators, the vertical garden imbues a once featureless façade with charm and personality.
Upwardly mobile
There are three main ways to make a green wall. Conventionally, plants are grown up a trellis or wire, as at the Oval cricket ground in London. This is an inexpensive option but it takes time for plants to establish. Then there are two modern alternatives, both of which involve fixing irrigated planting modules to a frame that is separated from the building with an air gap and geotextile membrane.

Schemes like the one at the Rubens Hotel work a bit like a vertical bedding scheme using thousands of flowerpots filled with growing medium. The other method involves cages of crushed bricks which are seeded or planted up with tiny plugs. This creates a more naturalistic effect similar to the wild flora of mosses and ferns that appear around a broken downpipe.
Green walls are, however, not always welcomed and there are frequently objections from people who have reservations about the amount of money that will be spent – typically around £400 per square metre – or who misunderstand the process.
“Changing perceptions is a challenge and there is also a prejudice that plants should not be anywhere near a building – that they will destroy it. But it is not a case of shoving soil and vegetation onto the fabric of a building willy-nilly,” says Gary.
“In the context of construction, the cost is minimal and the benefits are considerable,” he adds. “A green wall will protect the underlying structure from frost, sun and rain and will extend the life of the building. Ultra-violet light is very destructive. Stone does very well in the face of UV exposure, but plastics decay, waterproofing fails.
“Green installations could double, or triple, the life of the surface to which they are attached.”
As with anything, green installations have a design lifespan. The hardware does not last forever and the plants must be periodically managed or replaced, yet Gary is adamant that the numbers stack up.
In addition to the hardware and engineering, large urban greening schemes require a fair bit of gardening know-how, not least because they are far more exposed than conventional gardens. “It is amazing how many things do grow,” says Gary. “But a lot of people in construction don’t really get it; they want to buy a product that you can just roll out and it is finished. It is not like buying wallpaper; there is a need for horticultural and architectural skills.”
As vertical greening becomes more popular and more ambitious, the horticultural industry, too, must adapt to its demands. The palette of proven plants is likely to increase, but sourcing can be an issue.
“I might be looking for plant diversity, functionality or pollinator benefits,” explains Gary. “Some nurseries are responsive and say, ‘We can do that if you can wait a little while,’ but many large growers just want to shift stock. This is a problem when you are implementing a project. You have to install what you can get hold of.”
Also there is the matter of manpower. Horticulture has an image problem: gardening is often seen as something done by old men and the breadth of career options is poorly known. As a result, the workforce is ageing and nurseries struggle to find enough young British employees with sufficiently good skills. And it seems unlikely that the ability to abseil off the top of a building to plant up a green wall was on their selection criteria.
“There is work to do,” admits Gary. “Horticultural professionals are not as well respected as engineers or architects in Britain. Countries like Germany are way ahead. A potential lack of skilled horticulturists is a problem, but I am very optimistic. I think we should stimulate a market and then stimulate investment in training.”
The future’s green
Britain has already come a long way and, as the technology becomes accepted and companies start to invest, the future looks bright. Now both fashionable and possible, urban greening might just open the door on a new world of gardening opportunity. But ultimately it may be less the grand objectives and big bucks that make the difference, as much as the gradual accumulation of smaller projects.
“It is a very, very exciting time,” says Gary. “Ten years ago, people thought it was far-fetched. They didn’t believe it was possible. Now we have different arguments – and we will overcome those too. There will be a remarkable change over the next 10 or 15 years, not just in the major projects, but as lots of small projects coalesce into a greener city.”
How to go vertical
Green walls are an increasingly popular feature in domestic gardens and many benefits of larger systems still apply: they can be fed by stored rainwater, reduce airborne particulate matter and, to a certain degree, can help insulate the building to which they are attached. Vertical planting is an excellent use of space and can substantially increase the planting area in a small garden or roof terrace. And for the grow-your-own enthusiast, herbs, veg and smaller fruit such as strawberries thrive.
Sarah Shuter and David McIver have had their 3m x 2.5m green wall for two years. It is mounted on a formerly blank wall outside a garden office and they are enthusiastic. “Everyone thinks it is fantastic,” says David. “It contains things like heuchera, ferns, grasses and ivy which filled the space and gave instant cover. There was one little problem when someone accidentally turned off the irrigation system, but Treebox [who installed it] has been great. I love it!”
But there are a few considerations. As in other areas of the garden, the plants still need to be fed, watered and trimmed or replaced. The weight of the fully planted and watered system must be assessed. South-facing installations risk overheating and plants may suffer if watering is intermittent.
Large-scale green walls are built and maintained by professionals but for ordinary gardeners, cheaper planting pockets and modular systems are now available. These can be hung from house walls or attached to a fence.
Vertical gardening technology has advanced to take in both the design needs of gardeners and the drainage and root-ventilation needs of plants; Wally Planters from woollypocket.co.uk are modules with self-watering tanks, and Burgon and Ball sells hand-watered Verti-plant pockets in various colours. Treebox supplies an Easiwall system and it also has a nice line in vertical allotments with optional irrigation.

According to independent experts, 53% of the sun’s heating effect is due to the infra-red energy, so by applying the NIR reflective CrysticROOF ‘eco’ coating product on a flat or pitched roof, it will help to significantly reduce the daytime surface temperature of the roof. The advantage of a cooler roof for any air-conditioned, climate controlled building is a decrease in energy consumption and related CO2, emissions, which could reduce by as much as a 52% annually. As well as reducing the running costs and the carbon footprint of a building, there are added benefits for both the design and maintenance of a building roof by having a less extreme temperature change cycle over a 24hr period, resulting in less thermal warping and thermal stress.
New ‘Flexible’ Wet-on-Wet CrysticROOF system
The new flexible grade CrysticROOF system being promoted at Ecobuild offers installers a fire-rated cold applied liquid system which can be applied immediately under damp, wet conditions to a base coat and still be tack free in less than three hours. The flexible system works in a wide range of summer and winter outdoor temperatures and variety of surfaces. According to Scott Bader, provided a suitable primer is correctly applied, it can be used as to cover a variety of common bitumen or cement based flat roofing substrates, as well as with some proprietary foam or foil roofing products. This new flexible CrysticROOF topcoat uses a ‘next generation’ polyurethane (PU) based non-gassing GRP resin system which has very low VOC emissions, offering improved environmental, health and safety (EHS) for installers.

Pontefract Latest ASDA Store to get Seamsil Cut Edge Roofing Treatment

In 1994 ASDA had the foresight to use an innovative product called Seamsil, to repair the roof of its Lutterworth Magna Park distribution centre. 20 years later its Pontefract store has become the 34th ASDA property to benefit from the patented silicone external repair system, for cut edge corrosion on profiled Plastisol/PVDF coated steel roof sheeting.
Manufactured by Delvemade Limited, Seamsil was invented and developed over two decades ago with the co-operation of BSC (now Tata Steel) to provide an effective and long-term solution to a problem, which was affecting the metal roofs of many of its premises.
The problem was cut edge corrosion. It is caused by a combination of poor installation techniques and on-site cutting plus attack from acid rain and pollutants, which are then retained as moisture in critical roof overlaps and gutter overhangs. This results in corrosion of the profiled steel roof sheets. If not treated quickly and effectively, the damage can often lead to the need for partial or complete roof replacement.
Seamsil provides an ideal sustainable solution to the problems. It helps to extend the life of roofs treated and retain property value.
ASDAʼs own facilities management team specified Seamsil for its Pontefract site. Delvemade approved contractor Kettles Limited, undertook the project, which covered 2000 linear metres. The highly experienced Seamsil applicator also installed the first Seamsil treatment for Asda at Lutterworth back in 1994.
